For Prospective Tenants
Application Requirements
We welcome applications from qualified renters. To ensure a smooth process, please be prepared to provide the following:
- Income Requirement: Combined household income of 40× the monthly rent (approximately $160,000+ annually for a $4,000/month unit)
- Employment Verification: Recent pay stubs (last 2-3 months) and/or employment letter
- Tax Returns: Most recent federal tax return or W-2
- Photo ID: Government-issued identification for all applicants
- References: Previous landlord contact information
- Credit Check: Authorization for credit and background screening

Move-In Information
Congratulations on your new home! Here's what you need to know before moving in:
Scheduling Your Move
- Schedule in Advance: Contact the Resident Manager (Anny Wu) at awu@nyallianceproperties.com to schedule your move
- Move Days/Times: Monday–Friday only, 9:00 AM – 5:00 PM (no weekends or holidays)
- Availability: Maximum of 2 moves per day building-wide, so book early
Move Fees & Deposits
- Refundable Deposit: $1,000 (payable to "NuSun Vernon Condominium LLC") — returned within 30 business days after damage-free move
- Service Fee: $300 non-refundable (payable to "NY Alliance Properties LLC")
- Payment: Both by certified check, submitted at least 5 business days before your move to the front desk
Insurance Requirements
- Mover's Insurance: Your moving company must provide a Certificate of Insurance (COI) at least 3 full business days before the move
- Coverage Required: $1,000,000 general liability, $2,000,000 aggregate, $1,000,000 auto liability, plus workers' compensation
- Certificate Holder: NuSun Vernon Condominium LLC, c/o NY Alliance Properties LLC, 3055 Vernon Blvd, Long Island City, NY 11102
- Important: Movers will not be permitted without an approved COI on file

- Gas & Water: Included in building common charges — no separate setup required

BuildingLink
The building uses BuildingLink for resident services including:
- Maintenance requests
- Package notifications and tracking
- Visitor management and approved guest lists
- Key sign-out logging
- Building announcements
You'll receive login credentials for BuildingLink after move-in.
Amenity Access
- Fitness Center: Available to residents with key fob access. Fitness waiver form required (provided at move-in)
- Rooftop Terrace: Open during building hours
- Common Areas: Residents' lounge, coworking space, and terraces available during building hours
- Bike Storage: Secure bike room accessible with building key fob
Trash & Recycling
- Trash Rooms: Located on each residential floor
- Recycling: Separate bins for paper/cardboard, metal/glass/plastic
- Large Items: Contact building management for bulk item disposal arrangements
- Moving Materials: All packing materials must be removed from the building — cannot be disposed of in building waste areas
Parking & Storage
- Garage Parking: Spaces available for rent — contact building management for availability and rates
- Storage Units: Additional storage available for rent on a separate basis
Move-Out Information
Notice Requirements
- Notice Period: Please refer to your lease for specific notice requirements (typically 30-60 days written notice)
- Written Notice: Submit notice in writing via email to your landlord
Move-Out Process
- Unit Condition: Unit should be returned in the same condition as received, normal wear and tear excepted
- Cleaning: Professional cleaning is appreciated but not required if unit is left in good condition
- Key Return: All keys and fobs must be returned on or before the lease end date
- Final Walk-Through: Schedule a walk-through with your landlord to document unit condition
Security Deposit
- Return Timeline: Security deposits are returned within the timeframe specified by New York State law (typically within 14 days of move-out)
- Deductions: Any deductions for damages beyond normal wear and tear will be itemized in writing
- Forwarding Address: Provide your new mailing address to ensure timely return of your deposit

Maintenance Requests
For maintenance issues within your unit, please contact your landlord directly via email. For building-wide issues (elevator, common areas, etc.), submit requests through BuildingLink or contact the Resident Manager.
Emergency Issues: For urgent matters such as water leaks, no heat, or safety concerns, contact the front desk immediately at (347) 396-5827 (available 24/7).
Appliance Repairs
For questions concerning appliance repairs, contact the Resident Manager (Anny Wu) at awu@nyallianceproperties.com.
Rent Payment
Rent payment details and methods are specified in your lease agreement. If you have questions about payment options, please contact your landlord.
Lease Renewals
Lease renewal discussions typically begin 60-90 days before your lease expiration. Your landlord will reach out to discuss renewal terms.
